Frequently asked questions

  • A survey is a property health check; it will advise you about the condition of the property and will assist you in making a decision on whether to purchase the property or not.

  • Yes, a mortgage valuation is not a survey and will only provide the mortgage lender with confirmation that the property is worth the amount being secured against it. It will not provide you with any advice on the condition of the property.

  • Moving into a new property is a stressful time in your life. Imagine moving in and having to deal with a water leak, dampness or a serious safety issue what should be the first night in your dream home could turn into your worst nightmare.

    If you want to ensure there are no nasty surprises when you move in to your new home then you need to have either an RICS HomeBuyer Report or an RICS Building Survey.

    For total peace of mind, don’t buy a home without one!

  • For most conventionally constructed properties built from 1837 onwards then an RICS Homebuyer Report is the survey to choose.

    For older, larger and more unusual properties and properties that are in need of renovation you should choose an RICS Building Survey.

    Both reports will provide you with the following information:

    • Clear ‘traffic light’ ratings of the condition of the different parts of the building, a review of the services connected, garden areas, garage and outbuildings including advice on repairs and on-going maintenance.
    • A summary of risks affecting the property.
    • Identification of issues that need to be investigated to prevent serious damage or dangerous conditions.
    • A summary of the legal issues which should be investigated before completing a purchase.

    An RICS Building Survey will also provide the following:

    • A more thorough and extensive inspection and a detailed report covering a wider range of issues.
    • Detailed description of the construction of the property.
    • Description and advice on the visible defects and potential problem areas.
    • An outline of repair options and indication of the consequences if matters are not dealt with.
    • Additional advice on energy efficiency.
